The Bedford Parc Home Homeowners Association is a corporation and each homeowner becomes a member of the corporation when they purchase a home in Bedford Parc.

New Resident Information

Lawn Care Services

Smith Lawn and Tree is obligated by contract to provide private services to any resident who may desire such services. Smith Lawn and Tree may be reached at (817) 921-2222. Residents are not required to use Smith Lawn and Tree and may choose any company to provide private services.

Welcome/Hospitality Committee

The purpose of this committee is to meet with New Members to answer any questions they might have about our Homeowners’ Association Inc. and present them a packet of information concerning various activities as well as a copy of the Bedford Parc Homeowners’ Association Inc. Covenants and By-Laws. We want to be a neighborly community. We also want to be there for families at a time of need, for friendship and support.

Need Help With or Need a New Gate Opener?

The HOA does not provide or sell gate openers. They can be purchased at several places. Learn more here.

Important Information About Pedestrian Gate Codes

We have updated our gate code software and as a result the pedestrian gates have been programmed separately from the main auto gates. We have assigned a universal code that works on both pedestrian gates and that code is 4283. This code will work on both pedestrian keypads and will not open the main gates.

Am I permitted to attend Board Meetings?

Yes, every resident is an equal member of the corporation and are welcome to attend Board meetings. You should contact the President of the HOA to find out the date, time and location of the next Board Meeting.

Does the HOA have a membership meeting?

Yes, by law and as per the Covenants we are required to hold an annual membership meeting. The meeting is generally held the last Wednesday of every October at a location to be determined each year.

This meeting is usually a presentation and review of financials and Board activities to the general membership. Residents are allowed to speak and ask questions.

How long has Bedford Parc existed?

The first homes were constructed in 1995. From 1995 to 1997 only 13 homes were constructed and it stayed that way until 1998.

You will sometimes hear some of the original residents (and there are still a few around) refer to themselves as the “original 13 colonists”.

How often are Board Members elected?

Elections are held each year at the annual meeting to elect a slate of new Board members.

The Board consists of 7 members and they are elected for 2 year terms with a term limit of 2 consecutive terms.

The terms of the Board members are staggered so that one year there are 4 positions open for election and the next year 3 positions open for election.

To be eligible to serve on the Board you must be a homeowner who lives in Bedford Parc in good standing with the Association.

How often does the Board of Directors meet?

Generally they meet every month. The location rotates between Board members homes.

Architectural Control

I submitted an ACC form but was denied, what can I do now?

If you submitted an ACC form for a project and it was denied you have the option under the Covenants of appealing the matter before the Board of Directors.

You should contact the President of the HOA and request an appeal. A date and time will be set to hear your appeal. The Board’s decision is final.

What do I do about a neighbor not keeping up their property?

If you have a problem with a neighbor who is not keeping up their property (letting their flowerbeds get overgrown with weeds, not cutting their grass in the allye, letting their fence fall down, etc.) then you should contact the Chairman of the ACC.

The ACC exists to help the HOA maintain our property values and they will investigate every complaint and take action where warranted.

Please keep in mind that your opinion is subjective and the ACC may not always agree with your assessment of a situation.

When do I need to use an ACC Application?

All external improvements or changes to your home that are outside of the fence or that can be seen from the street, alley or common area require that you submit an application for approval.

This includes painting your house, changing your landscaping, adding or removing a tree. etc. For a complete list of what is included review the Covenants.

Anything done inside your fence that requires a City permit, even though it cannot be seen, requires ACC approval.
